Q:having difficulty getting approximately pricing on the extended balcony from second floor. What is this called? Cantilever, lag-bolted, etc.? when trying to get quotes? If this is not economical, might have to look into a method with posts to ground instead? Any suggestions appreciated. (N. Georgia area)
A:Lag bolted and cable supported.
Q:How much taller would building be if 3rd level LOFT was added?
A:10’ to 11’ taller
Q:Is there enough space to build additional room in the garage?
A:The garage is 29’ deep, so you could add a room toward the back, depending on your vehicle depth.
Q:I love this plan, beautiful. Where have you Tucked away the mechanics ie Heat/air and hot water? Also what are you recommending is the siding and the roof material.
A:We’ve left some flexibility for the mechanicals. Most people are using tankless water heaters installed on the garage walls and Ductless HVAC units mounted on the interior wall upstairs.
But you could easily run ductwork in the floor/ceiling and have a mechanical closet along the rear wall to conceal the furnace and water heater
