A:Wall cavity. Plumbing can be located in this area.
Q:I'm going to build on a crawlspace. If I choose the 2x6 wall option, will that change the foundation?
A:No....the 2x6 walls are above the subfloor and will not affect the foundation.
Q:Can you please provide the garage door sizes? Thank you!
A:The large door is 16 x 8 and the smaller door is 8 x 8.
Q:The beam located between the Kitchen & Great Room and the beam running parallel to the kitchen & Great Room… are those decorative or load bearing. Also the beam at the end of the foyer… I think that is load bearing. Am I correct ?
A:All of these beams are load bearing.
Q:Is that a window on the eave of the porch above the front door? Does it allow light into the porch? Is the front door area big enough to fit a double door? Do you have a 4 car garage option? Does the plan show a custom closet detail in the master bedroom?
A:There is a window in the gable above the front entry, but it is not functional and is only for aesthetics. The front foyer is wide enough to accommodate a double door (a 5' would be enough to allow trim on both sides). We do not have a 4 car option, but one could be added via a modification to the plans. The plans do not show closet details since these will be selected by the owner based on budget.
Q:Is there attic storage?
A:Attic space is accessed via a pull down stair in the garage. Storage space is available, but ceiling joists will need to be properly sized to accommodate the additional weight of storage. Headroom in the attic will be limited due to the low pitch of the roof.
Q:Hi do your plans include structural and foundation ?
A:A foundation plan is included, but structural drawings are not included because they rely on information specific to each building site.
Q:What are the dimensions for the island in Kitchen?
A:Island dimensions are 3-8 x 8-0
