A:Correct....the basement area is the same footprint as the living area above.
Q:What is the depth of this house plan after the basement staircase is added? Do you have a floor plan showing the basement layout? Are the plans drawn with a screened in porch?
A:The depth with a basement option would be 67'. The basement is unfinished, so there is no floorplan available. The plans are drawn with an open porch, but screen can be added by your builder.
Q:I am very interested in this house plan. Can the plan be modified to use ICF(insulated concrete forms) as the framing of the exterior walls? If so what is the additional cost? Also do your home plans include a complete material list? Thank you in advance!
A:ICF walls would be a major modification, and is not an area that we have a great deal of experience with. We would recommend purchasing the CAD files and working with a local designer, or ICF manufacturer to make the changes.
Q:I understand that Plumbing, electrical and HVAC are done by local professionals. The plans include an electrical layout that is given to the local electrician. Does the plan include a plumbing layout that is given to the local plumber and do they include a HVAC layout that is given to a local HVAC. I just want to make sure I do not need to have additional plans created by an architect to get the house built.
A:Plumbing and HVAC plans are not included with pre-drawn house plans because these items are extremely specific to the project site. Mechanical plans can be obtained locally, and many mechanical contractors employ a mechanical engineer to furnish your mechanical plans if they are also providing the installation.
