ITEMS NOT INCLUDED
Mechanical Plans - Because of varying site conditions, mechanical plans such as plumbing and HVAC plans are not included. These items are easily obtained by your mechanical contractor or material supplier.
Site Plans – If required, this information must be obtained locally to include the information specific to your individual property.
Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

A: Purchase of a CAD package comes with one foundation option only. The basement and slab options are two completely different sets of drawings since the overall dimensions are different due to the addition of stairs. There would be an additional fee of $100 per additional CAD set that is requested. Reversing the plan puts the garage on the right and porch on the left.
A: This design is only a few months old, so there are no interior build pictures available yet. The windows on the porch are 3'x7'. The windows in the gables above are for aesthetic appeal only and are only accessible from the attic. The plans call for a non-vented gas log system, but whatever fireplace unit you select will determine the venting requirements.
A: There is no second floor, so the windows you see are decorative only. They would be accessible from the attic space. The current roof pitch would allow for an 8' tall room approximately 12' wide that would go the entire length of the house. The basement stairs in their current location would not work to access the attic because the top of the stairs would need to be towards the center of the home in order to enter the attic with maximum headroom. There would be a decent amount of redesign required to update the ceiling framing to support a floor and to redesign the stairs to work.
