Q:Could you confirm the floor plan has the correct square footage for the 1st floor. It shows 2597 sf; however, when I add up all the rooms and estimate the closets and hall based on known measurements, I am coming up with about 350 sf less.
I know in looking at plans online, we have seen many floor plans that have the same outside elevations but have modified the floor plan to show different size sf for the floor plan. Just wondering if maybe this one got copied and scaled down but the 1st floor square footage did not get updated.
I currently have a 2307 sf home that is 4 BR and 2-3/4 bath plus a formal dining and sunroom. Most of these rooms on your plan are smaller than my current home by a few inches up to a foot for each measurement.
Taking away my smallest 11x11 sf BR plus a 18 x 8 sunroom plus about 1/2 sf of the 3/4 bath in my current house would put it about 2000 sf. I am wanting to build approximately the same size house but a larger kitchen/living room area. This plan is a 3 BR 2-1/2 Bath with a flex room that is smaller than my dining room plus no sunroom so I don't see how it could possibly be 2597 sf.
A:Rest assured that the square footage for the plan has been double and triple checked and is indeed 2597 for the first floor heated area. It is not possible to figure the square footage from the presentation floor plan that is shown online since it doesn't contain all of the necessary dimensions to calculate this. You would need an fully dimensioned floor plan with all exterior measurements in order to accurately calculate square footage.
