59011 is 1752 s.f. heated, 2470 total under roof
59016 is 1800 s.f. heated, 2577 total under roof
59105 is 1865 s.f. heated, 2651 total under roof
59017 is 1802 s.f. heated, 2577 total under roof.
These are all very similar floor plan and exterior. We also have 59010 (hipped main roof), and 59015, which are slightly different.

Q:What does the unfinished bonus room consist of?
A:Hello, The floor plan layout for the unfinished bonus room is included online.. Scroll down below the floor plan to see it.
The bonus room is just an empty room that’s labeled "Unfinished"… so you could choose to finish it if you wish.
The side walls are 5' tall, then the ceiling slopes up to 8' flat ceiling in the middle. Theres a window on the front, and a couple of attic access doors along the sides.

A:Hello, Sure. Just take the plans to your local truss manufacturer, and they make the trusses to fit. They do their own plan for that, and design them to meet your local codes. We couldnt do that, so thats why we provide stick framing information.

A:Hello, See plan 59137 for the full basement version of this same plan. The basement comes as unfinished, with no spaces predesigned in the basement level. Just empty basement.
We could put hip roofs on this plan. The front of the garage will still need a gable so that the bonus room can stay the same size. You could put a hip on the front of the garage too, but it would reduce the bonus room by about 5 feet.
Those changes could be made onsite, or we can provide you with a price to modify the plan.

Q:In the basement version do the basement stairs enter under the stairs to the bonus room?
A:Hello, No, they do not. See plan 59140 for the location. That’s the alternate plan you get if you ask for the basement version of plan 59114. The garage and laundry area has been shifted four feet forward, so its 21 s.f. larger, but that’s the only difference. There is no other option to get plan 59114 with a basement, unless we do a custom modification for you to create whatever you want. Hope this helps! God bless!
