One Story Country Craftsman Home Plan
This inviting home has craftsman styling with upscale features. The front and rear covered porches add usable outdoor living space. Great room is vaulted with built in cabinets and gas fireplace. The spacious kitchen has an island with an eating bar. The hall bath is equipped with dual lavatories for convenience. The master bedroom has a raised ceiling and opens into the well equipped bath with dual lavatories, corner tub and walk in closet. There is a shop area off the garage for projects and storage. Future space upstairs could be a playroom, extra bedroom, or just extra storage. The flex space could be used as a home office, dining room, or playroom. A: Hello, Predrawn plans do not include mechanical plans, which are site specific content. Mechanical plans must be designed by a local person who is familiar with the exact layout, slope, and solar orientation of your exact lot. So the plans do not indicate any particular utility locations since they are intended to adaptable to any site. Water heater location depends on whether you choose a tankless or the type with a tank. Tankless water heaters mount anywhere on the exterior walls, or interior walls. Tank style water heater could be located in the garage storage room, or under the stairs, accessed from the storage room, or in the attic space with a drain pan under it. The hvac system is most often located in the attic if you choose a slab foundation type. If you get the crawlspace option, it may be possible to run the ducts under the house. If you prefer to have the hvac unit inside a closet on the first floor, the coat closet in the entry hall could be slightly enlarged into the closet about 4" more to fit the hvac unit. The laundry room could be extended to the right by 4 feet, under the stairs, and the washer and dryer shifted too. This would create extra space which could be used to add a 3x3 hvac closet in the front left corner of the laundry room, with a return air vent in the entry hall. Ducts would go out the top into the attic and to each room. If you intend to finish the bonus room, you can use a mini split type system, which is a wall mounted one or two room system, or use a second smaller central hvac unit located in the attic to the rear of the stairs, or on the left or right side of the bonus room in the lower attic areas. A: See plan 59201 for the basement version of this plan. It is the same price too. Its just got two sets of stairs.
