Previous Q & A
Q:The property we are looking at will have a well and septic tank and field. Does the plan specify where these utilities enter or exit the house? We are also looking at radiant in floor heating in the slab and unfinished bonus room using a high quality gas water heater as the heating source instead of boilers or a furnace with forced air. Where would the water heater and HVAC normally be located?
A:Hello, Predrawn plans do not include mechanical plans, which are site specific content. Mechanical plans must be designed by a local person who is familiar with the exact layout, slope, and solar orientation of your exact lot.
So the plans do not indicate any particular utility locations since they are intended to adaptable to any site.
Water heater location depends on whether you choose a tankless or the type with a tank. Tankless water heaters mount anywhere on the exterior walls, or interior walls. Tank style water heater could be located in the garage storage room, or under the stairs, accessed from the storage room, or in the attic space with a drain pan under it.
The hvac system is most often located in the attic if you choose a slab foundation type. If you get the crawlspace option, it may be possible to run the ducts under the house. If you prefer to have the hvac unit inside a closet on the first floor, the coat closet in the entry hall could be slightly enlarged into the closet about 4" more to fit the hvac unit. The laundry room could be extended to the right by 4 feet, under the stairs, and the washer and dryer shifted too. This would create extra space which could be used to add a 3x3 hvac closet in the front left corner of the laundry room, with a return air vent in the entry hall. Ducts would go out the top into the attic and to each room.
If you intend to finish the bonus room, you can use a mini split type system, which is a wall mounted one or two room system, or use a second smaller central hvac unit located in the attic to the rear of the stairs, or on the left or right side of the bonus room in the lower attic areas.
Hope this helps!
Q:Wondering if ur able to change the width and length some to decrease the total living area of the house but keep the same layout? It’s just a little to big but love the plan
A:See plan 55600 for a 1619 s.f. version of this same plan. We also have a basement version, which is 55603.
Perhaps one of these will suit your needs. These can also be modified if you need changes.
Thanks.
Q:What is the depth on the end of the house that holds bedroom 2 and 3? Please include the depth of the front porch in your measurements. Thank you so much!
A:Hello, The depth is 43 feet from the front edge of the front porch to the back wall of bedroom 3.
Q:What is the total square footage for this house (Considering main living area, bonus area, garage, and porches)?
A:Hello, The footages from outside of stud to outside of stud, not including masonry are:
1800 first floor heated, 309 s.f. bonus room (could be heated or unheated, your choice) 1109 s.f. porches, garage, storage for a total under roof footage of 3218
Q:Hello, I would like a full basement. Can this house be built with one? The property slopes down very steeply. Dina
A:See plan 59201 for the basement version of this plan. It is the same price too. Its just got two sets of stairs. The basement comes as unfinished and you just tell the contractor wherever you want any exterior doors and windows in the basement. Hope this helps you. Have a great day and God bless!
Q:I was hoping to get the window sizes for the front windows please.
Thanks!
A:Good afternoon, The tall windows are 32” wide and 72” tall with 12” transoms above the one in the flex space and the one in bed 2. The kitchen window is 32” wide and 36” tall. Hope this helps you. God bless!
Q:why do all your designs like this not include basements?
A:Good morning, We do have basement versions for them. They are usually 16 to 20 feet larger, due to the way we have to add the basement stairs. To see the basement version of this plan, see 59201 and if there are other ones you cannot find, please ask, and I will direct you to it. Have a great day and God bless!
