Q:Looking at plan 59937. Are the room dimensions shown the actual finished inside dimension, or does the measurement include the outside wall (3 1/2”) and brick ledge, (5 1/2”)?
A:Hello, All room sizes are clear, usable space. Stud wall thickness is not included.
You do get to use the full size listed.
Some plans online do include the stud wall thickness, but this is not one them.
It is good to check with each designer to find out.

Q:Do you have this house plan 59937 with stairs to basement. Could take away from one of the 2 bedrooms. Bryan
A:See plan 59987 for the basement version. It comes with a full basement, non walkout type. The basement is the same size and shape as the heated/cooled portions of the main floor. Basement comes as unfinished empty space with 9' tall poured in place concrete exterior walls.

Q:Do you have a side view of the roof lines? I don’t understand the pitches you said, I like the plan but I don’t know how that peak will look, does the porch roof run parallel to the main roof?
A:Hello, We have attached the rear and left side view, as well as the birds eye view of the roof for your review.
The steeper roof slopes are used to create an attractive horizontal ridge line when viewing the house from the front. If all the roof slopes were changed to 8/12, the front porch roof would come to a point (like a triangle shape) which is not considered attractive by most people.

Q:What pitch is the roof in the picture, it says 8/12 primary but that looks much steeper.
A:The front and back is 8:12. The sides are 12:12. The sides of the front porch are 14:12 and the back porch is 4:12.

Q:Resending: Does this house have an attic? Can the two window dormers be left off the roof?
A:Hello, Yes, there is an attic. Attic means the space between the ceiling and the roof....
If you are asking if this house has a floored, useable second floor, the answer is no.
The dormers are decorative only. They are not open to anything except the attic. They can easily be left off by just telling the builder to delete them.
Each dormer costs about $1000 to build, so its common to delete those..
