Previous Q & A
Q:does the Cad file come with truss layout and plan? Foundation elevations?
A:Hello, This plan comes with stick built roof/ceiling type. If you wish to use prefab roof trusses, just provide a copy of the plans to your local truss company, and they will design the trusses and provide the layout sheet to match the plans and your local codes.
The plan package includes the following content-
Cover page with artists rendering
Foundation plan with typical details
Floor plan with ceiling framing notes
four exterior views of exterior
typical wall section
full cross section
Roof plan and roof framing layout
interior cabinet drawings
Electrical layout plan.
There is an optional materials list available too.
Thanks.
Q:Is there a plan similar to this without a garage?
A:Hello, We do not have a version of this plan without the garage. Sorry..
It could be modified to create that.
If you would like a quote to modify the plans, you can reply to this email and let us know.
If so, where would the master suite be located? Would it stay where it is, or be relocated to where the garage was, and then redesigned to better fit that location….
Have a good day!
Q:Is there a plan exactly like this one but with 2000-2100 square feet?
A:Hello, We have similar plans at that footage, but not exactly the same.
See plan 59149, and 59193 and 59207, and 59928 Those exteriors are the similar, and the footage is right.
We also offer basement versions of any of those, and can modify any of them for extra fees based on the amount of time involved.
Thanks.

Q:The floor plan shows stairs down to a basement...is there a basement floor plan available?
A:Hello, The basement comes as unfinished. There are no rooms designed for the basement. It is a walkout basement with some windows and doors on the rear, and a basement level covered porch underneath the first floor rear porch. We have attached a pdf of the basement foundation plan for your review. Its a totally open basement, except for that row of support posts across the middle. Those could be reduced in number if the beam is upsized a bit. You could also use stud walls downstairs to support the beam, depending on whether you want to finish out any portion of the basement.
The garage and front porch have slab under them. Hope this helps you. Thanks for your interest in our plan.
A:Yes you can! Please click the "Modifications" tab above to get more information.
Q:What is the estimated price to build this plan?
A:The national average for a house is running right at $125.00 per SF. You can get more detailed information by clicking the Cost-To-Build tab above. Sorry, but we cannot give cost estimates for garage, multifamily or project plans.
