Small Country Home Plan 60132 is full of charming and functional features. Firstly, the back porch mirrors the front porch and matches it in size. Sit down on the front porch in a comfortable rocking chair and greet your neighbors as they pass by. Maybe you can get someone to stop in for a few minutes and share a glass of sweet tea. If you are looking for some alone time, the back porch is available as well. It has plenty of space for a set of lounge chairs. Secondly, the floor plan inside has very good traffic flow. Enter the front door and land directly in the living room. It feels very spacious because the ceiling is vaulted. Next, the kitchen makes great use of space with a wraparound counter with eating bar. Thirdly, the closet space in this smallish home is a pleasant surprise because there is so much of it! There is a massive walk-in closet that can be accessed from the living room. It measures 4 feet wide by 11 feet deep. With the right arrangement, it becomes a coat closet and a very large pantry space. Speaking of pantry space, there's another option for kitchen storage, and you will find that in the laundry room. The laundry room is accessed through a set of double doors off the kitchen, and it includes another door that leads outside. One side of the room houses the washer and dryer, and there's storage space right across from the machines.
Bedrooms are sized to be comfortable. Bedroom 2 has a good-sized closet, and the occupant will utilize the guest bathroom off the hallway. Notice that there are two small closets off the hallway which take care of all of your storage needs. Bedroom one measures 11'2 wide by 13' deep, and there's a great walk-in closet that measures 7'2 wide by 4' 8 deep. Open the next door to access the ensuite which includes a nice walk-in shower. Best of all in this room—there's a sliding door which leads out to the back porch!

A: Hello, The heat and ac unit can be in the attic, or in the hall closet if it was expanded 1' into the bedroom closet. Many people use the wall mounted mini split type heat & ac units in these small homes. Tankless water heaters can be mounted anywhere on the exterior wall, or inside on a wall. The old tank type water heater could be in the large closet between the kitchen and bathroom, or the hall closet if the ac unit is not there. Another option for a tank type water heater would be to reduce the pantry cabinet and place it on that wall.
