A:The water heater is tankless in the laundry room and the HVAC is also located in the laundry room.

Q:Hello, Is the length of 54 including the front and back porch?? Is the front porch 6ft wide?
A:Yes, the house is 54’ long, including the front and rear porches. Yes, the front porch is 6 feet deep.
Q:Is there a good place to put a set of pull down attic stairs so we could store seasonal clothing etc.

Q:I'm having a problem figuring out how you come up with 1292 sq. ft. For this plan. If the bedroom is 12 ft, the master bath is 9 ft, and the great room is 20 ft, that's 41 feet of finished space. With a 38 foot width, that comes out to roughly 1558 sf. What am I doing wrong?
A:The heated area is 38’x34’ = 1292
Q:What are ALL the dimensions? Where is the Water Heater, HVAC, etc. Also, from this blueprint, could the contractor make the roof lower, with LESS pitch? How much attic space is there?
A:This plan uses a tankless water heater that is located in the Laundry Room. The HVAC unit is located in a closet in the Laundry Room.
There is not a lot of room in the attic. You could stand up in there but there is not enough room to make any kind of living space. Your builder could lower the pitch of the roof if you are allowed on-site changes.
