Q:Are there mechanical plans for this house plan? Specifically heating, cooling, electrical & plumbing? Where could I see a sample of them?
A:Although our plans provide complete construction details, we do not provide specific mechanical, electrical, plumbing or truss plans.

Q:Since we are considering building the house on an oceanfront lot (in South Carolina), would there be any issues constructing it with the multilevel decks facing the ocean for better views (reverse of illustration)? And could a deck going down to the ocean off the porch be made fairly easily? By the way, is the first-level porch screened and, if not, is that doable? Could the washer/dryer room on the first floor be turned into a full bathroom (washer/dryer could be moved to the storage closet off the living room on the same floor)? Is the cost-to-build estimates based on standard materials? For instance, we were considering a hardiplank exterior, Trex decking, and laminate floors and I was wondering how that would affect the price? Lastly, is it raised enough for an oceanfront property (i.e. to comply with FEMA)? Thank you for your time and help; it is truly appreciated.
A:Regarding the questions about the multi-level decks facing the ocean and the required raised height, please verify with the local codes on any possible requirements etc. regarding these issues.

The first level or ground level is the pier foundation, the house is raised up on piers, the perimeter is covered with trellis, not necessarily screened.
The laundry room could be converted to a full bath but perhaps some additional room may be required, possibly by simply pushing the bedroom closet a bit.
The storage closet is only 24" deep, not enough for a w/d, 36" is required.
