Craftsman House Plans are easy to identify. This home plan is no exception. Several features add curb appeal to this 3 bedroom home.
Firstly, the exterior has a combination of stone and cedar shake siding. Secondly, the porch columns rest on solid stone bases. Thirdly, the gables are adorned with decorative wood detail. Fourthly, we see some of the doors and windows topped with an arch. Board and batten shutters complete the "arts and crafts" look.

Floor Plans -
For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Q:House plans 65867 - 65871 in regards to heating or cooling system air handler. would this be in a utility closet, if not for these plans, could you please tell me where we could place the air handler for filter to be changed? We do Not want that to be in the attic. Thank You. Jan Emfinger
A:The attic is very large in this plan and that is where we have the HVAC equipment located. We show a walkout from the bonus room into the attic so its convenient. Locating the air handlers in a more central location makes them much more efficient. Not using valuable floor space for a unit makes sense as well. Alternatively, you could carve out some space in the garage, but it would not be as efficient.

A:Total 3car width is 83’-8” wide.
The circles you are asking about are actually hexagons which denote window size which is part of the construction documents.

A:No, the basement stair for this one is in the garage. The ceiling is 8’. A modification would be required to get a 9.5’ tall garage door.

A:Yes, the overall includes the garage. The basement area is roughly equivalent to the main level, less the wall thickness.

A:Master ceiling is stepped. No this is not the same as 75134. Similar though.
Q:How big is the 3 car garage pictured with 65687? We can't quite tell from the diagram. Also trying to figure out how that would also change the size of the surrounding rooms, such as the storage room and workshop.
A:3rd bay is 11’x22’-5”. Does not effect size of storage or workshop. It does add footage to the bonus room above in the shape of a “T” going straight back over(perpendicular to) the 3rd bay - an extra 12’x15’.
Q:On the 3 car garage modification what is the inside dimensions.
A:11’ x 22’-5” for the 3rd bay.
Q:What version of AutoCad are the drawings? Are they AutoCad Architectural, Revit…, or can I use general AutoCad to make what ever modifications I need?
A:We use regular old Autodesk AutoCAD 2014. Yes, you can use any software that uses dwg files.

A:We have a 3rd car option available for an additional $150. The width is 83’-8” .

A:We specify shake siding for this plan. We have another plan, similar to this one which does specify log siding which is not whole logs, but log siding.

We do provide roof framing plans for ‘stick framing’ via dimensional lumber. We do not provide calculations nor are they ‘engineered’ as we cannot assume loading for every area of the country. We use industry standards and load/span tables as published in the 2012 IRC and as required for our location here in Texas. We also do not provide a truss framing plan for the roof(some people do request this also).
We do provide foundation plans(slab, crawlspace and basement – options as priced with FamilyHomePlans), again using the 2012 IRC and they are not ‘engineered’ and may need some local engineering/modifications. We provide details where we deem necessary to explain a detail that is non-standard for conventional framing.

A:Plans can be modified to use ICF. Roof is stick framed but could be trussed. Decorative trusses on gables are a custom order.

A:Yes, plenty. The roof pitch is 12:12.
Q:Resending: We are interested in building this house with a ful basement option. Am I correct when I say that it looks like the staircase to the basement and the bonus room above the garage is IN the garage? And is the workshop inside the garage also, or is there a door that separates the workshop from the garage? We hate the fact that the only way to access the garage appears to be from the garage, unless we are seeing something incorrectly on the plan. Can you please clear this up for us? A:The stair to the basement and the bonus are in the garage in our design. That could be modified (for a fee) to hall access though. The workshop is also in the garage, but could be partitioned off as part of the stair connection.

A:The workshop and storage are on the garage level in our drawings. However you could easily modify the wic’s to claim space from the garage.

A:The square footage is just the air conditioned space. No porches, bonus space or garage areas were included.

A:The interior renderings are similar to our plan no. 65862. The only difference is the elimination of the Study/Media in lieu of a workshop area in the Garage. I have attached a sketch of a walk-out basement condition.
