We use AutoCAD to produce our working drawings. This allows us to be 100% accurate on our dimensions as well as coordinate all drawings with the highest level of precision. Below are examples of what comes in each working drawing set...
Floor Plans -
For each level we include... a 1/4"=1'-0" scale floor plan indicating frame walls and masonry with dimensions, notes, door and window sizes, room names and floor finishes, cabinet, shelving, fixture locations and notes, ceiling conditions, electrical/lighting fixtures and switches.
Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q:I need the total square footage under roof including lanai, side patio, utility porch, and front porch. I am The description on the site is very misleading with the sqft. There are no dimensions for a builder to price this house out for the customer. It say

Q:Instead of a flat ceiling in family room could you have a cathedral ceiling
A:Yes.
Q:I am looking at plan 65879. Is this plan conducive to weather in Northern Missouri? Hot summers and Cold winters!!!!! I just need to know.....is it designed for this type of insulation or does it need reconfigured so that square footage isn't lost?
A:Exterior walls are 2x6 and attic insulation can be adjusted as needed without the need to change anything on the plan.
Q:The steel struts that support the metal window awnings? Do you know of a web site or company where these can be purchased?
A:No. They would have to be custom made.
Q:Can there be enough height and room to have a hallway from the upstairs bedrooms to the bonus room over the garage?
A:Not really, not without some major ugly changes.
Q:I would want to open up the ceiling of the family room to be open from the second floor and change the bedroom toward the back of the second floor to be a loft area looking down with rails. Before I send a request to be modified, I would like to know if it can be accomplished with out changing any roof lines?
A:It could be done, but the opening would be very small without raising the roof. Wouldn’t be worth it in my opinion unless you raised the roof a few feet at least.
Q:The design shows a line down the middle of the family room which usually indicates a cathedral ceiling. But in the info section there is a statement that the family room has a 12' flat ceiling. Can you please explain? It would be a good thing if these plans had this kind of information for each room because the MBR also shows a line down the middle.
A:Our working drawings show a vaulted master bedroom and a flat 12’ ceiling in Family Rm. The line down the center of the family room on our artwork is a center line, not a notation of ceiling lines.
Q:I wanted to find out if over the garage area you could add a mother in law suite with small kitchen area and bath room?
A:Certainly, please call for a a modification quote.
Q:I wanted to clarify two things. The total width of the house does include the garage correct? Also I read notes from previous questions and wanted to clarify that two additional bedrooms could be added upstairs and a large bathroom? Preferably a bathroom with 3 sinks and then the shower and toilet separated with a door.
A:Yes. The total width is 105’-6” including the garage.
We have explored the possibility of adding bedrooms upstairs and there is the potential to add 2 bedrooms and an additional bath. The configuration beyond that has not been explored. 3 additional lavs will take some thought to achieve.
Q:Wondering if a side by side fridge and feeezer will fit in kitchen?
A:Absolutely. We have 42” clear space for a refrigerator. The standard space is 39” clear.
Q:Can you show me a quick sketch of what front would be like if garage was turned to fit on my lot no wider than 70 ft.? I thought that Gable over dining room could be straight and Gable could go over study to balance out Gablend on garage
A:You’d have to contract for mods to get that sketch.
Q:Is there a way to find out if the upper bedrooms have room to expand into the attic space without changing the roofline? because buying these plans is contingent on the ability to have bigger rooms on the second floor.
A:There is room for expansion over both the Family and the Utility area(where the shed dormer is). You could add the equivalent of 2 full size bedrooms with a closet in each location and an additional bath over the Family.
