Plan Description
Modern Farmhouse Style Plan with 1999 Sq Ft, 3 Beds, 4 Baths and a 2 Car Garage
Live the good life in this delightful modern farmhouse plan. You’ve earned it! With its sprawling wraparound rear porch, functional multipurpose laundry/mudroom area and abundant views to the backyard, this country house plan is a gardener's dream come true!
Designed around the idea of 'farm to table' in mind, this two-story home plan flaunts an over-sized mudroom/laundry room. This functional multipurpose space with private entry from the covered rear porch is the perfect place to start seedlings for the garden, wash pets, and clean up after an afternoon of gardening. This brightly lit space offers spacious folding counters, abundant storage, a deep utility sink, an organized drop-off area for the family and direct access to the half bathroom from the backyard. No mess in the house, ever!
Spanning at 1,999 square feet, this charming small house plan is graced by airy vaulted ceilings that add openness and volume from the state-of-the-art kitchen, great room, and the master bedroom. This house is a haven that will lift your spirits as you watch your garden grow through multiple modern sliding doors and immense windows on the rear of the home.
If you've always wanted a show-stopping kitchen this house will fulfill those needs. Cook your favorite recipes and surprise guests in this dramatic and surprisingly large kitchen design. Entertaining is easy with plentiful storage along three walls, smart appliances, over 25 linear feet of counter space and an over-sized 4'-6" x 8'-0" kitchen island with built-in seating. For the basement foundation option, a small portion of the kitchen cabinets will be replaced by the entry to the stairs down (as illustrated on the first-floor plan).
The comfortable master suite dazzles with its sophisticated bathroom that includes a free-standing soaking tub, separate 3'-0" x 4'-6" glass shower, and generous walk-in closet. The first-floor level is complete with a half bath off the mudroom and a 2-car garage with a workbench along with the extra storage under the stairs.
The upper level of this luxurious design offers two secondary bedrooms each with a walk-in closet and private bath. An unfinished bonus room above the garage can easily be utilized as a 4th bedroom, art room, or man cave. An optional attic space conveniently accessible from bedroom 2 can be utilized as unfinished storage or transformed into extra living square footage. The 'unfinished bonus room' and 'optional attic storage' shown on the plan are not included in the total heated/living square footage.

Q & A
Ask the Designer any question you may have. NOTE: If you have a plan modification question, please click on the Plan Modifications tab above.
Previous Q & A
Q:How are the main floor joists supported when I choose the walkout basement option? Is the load support for the 1st floor a structural steel beam or something else?
A:Regarding your query about how the main floor joists are supported when choosing the walkout basement option, it's important to note that we do not provide structural and framing plans. Your question primarily pertains to structural considerations, particularly concerning load-bearing elements. The floor joist thickness is typically 12", but the engineering will be determined by your builder.
I recommend checking with a local engineer to get accurate information about the load support for the first floor, as they can provide guidance based on your specific project requirements.
Q:Hello, what size is the island?
A:7'-8" x 4'-6"
Q:What year and code do these plans meet? Client previously asked about getting the CAD in both readable reverse and regular. Instead, he would like to get the PDF in both orientations. Can he order PDF plus the readable reverse fee, and $795 for the multi-build license and get both PDFs?
A:Hello FamilyHomePlans,
I hope this email finds you well.
Our plan meets the IRC2018. And if they want to have the copy in PDF, they need to purchase the PDF + the reversal upgrade ($200.00). Our Multi-build upgrade ($795) is due in full to ADI (we do not split that royalty).
But if this is too much, you can purchase PDF and the original orientation OR reversed. They can reverse it on their own.
Q:I'm going to purchase CAD, and I would like to know the cost to get a multibuild license and both the regular and reversed plan.
A:the readable reversal fee is $200
The multi build license is $795 (due in full to the designer)
Q:What is the materials used for the exterior? Is this considered a barndominium with metal siding and metal roof?
A:The construction drawings suggest board and batten with a stone watertable. These materials can be customized in the field. Yes, metal roof.
It is not considered a barndominium.
Q:Would you please confirm the House Plan 72252 can be done on a regular basement, not a walk-out one?
A:Good morning,
We have an inground basement available with 2x6 walls on the first and second levels. No delay. Cost is $300 extra
If the customer needs inground basement with 2x4 framing on the first and second levels the fee is $400 and approximately 2-3 week turnaround.
Best regards,
Ana
Q:Good morning, In the master closet is there actually a window that is covered with shutters or those wood panels are just decorative so you can use the whole wall under the transom windows? Thank you
A:The master closet features transom windows and faux shutters on the exterior (no actual window). The customer may choose to add a twin window below the transoms, but will sacrifice hanging space
Q:Can you provide what "Code" your plans are written to?
A:IRC 2018
Q:how are the room measurements taken? is it from the interior walls? from the far of the drywall?
A:From interior wall to wall and rounded up/down to the nearest 6”
Q:How tall are the ceilings in the master bedroom
A:16-ft vault
Q:I want to order the CAD files, but we might find out later that we will need the reverse option. Will we be allowed to pay the reverse fee and get the plans again, or will we have to reorder the whole CAD? There is one section on the plans showing 16' vaulted ceiling, and what are the ceiling heights in the other areas of the house?
A:If you need the reversed version you will only pay $200 to upgrade
The first floor is 10-ft throughout (except vaulted areas). The second floor is 9’. The basement is 9’
Q:Hello. Could you please tell me the size of the opening for the doors in the great room? We are trying to see if there are window wall systems that will fit, which is a feature we are looking for. Thanks in advance!
A:Good morning
The great room door is 9’ x 8’ triple slider with 12” transom
Kind Regards!
Q:What are the dimensions of the pantry?
A:1’-10” x 5’-7”
Q:What are the dimensions of the walls on either side of the fireplace? Any more Interior pictures available?
A:The walls are 4’-2”
All available renderings are online
Q:Client is going to purchase the CAD. Will you send the PDF to at no extra charge?
A:Yes no problem
Q:I don't see a picture of the side with the garage door. I would like to see that side please.
Q:What is total square footage of this plan including garage.
A:• Total Living: 1999 sq. ft.
• 1st Floor: 1465 sq. ft.
• 2nd Floor: 534 sq. ft.
• Bonus Room: 275 sq. ft.
• Basement: 1392 sq. ft.
• Front Porch: 257 sq. ft.
• Rear Porch: 708 sq. ft.
• Garage: 562 sq. ft.
Q:I also wanted to know if the garage has high ceilings?
My current one has 13ft and I love that.
Thanks!
Brittany
A:Depending on their grade it will be 10-ft or more
Q:What version of CAD does this plan come in? What year? If I choose basement, does the size of the house increase to make room for the basement staircase. If so, what are the new exterior dimensions and total living area?
A:Autocad architectural - We can save back as far as 2004
Sq ft the same. Basement stairs stack under the stairs going up
Q:Thank you for the picture of the rear with walkout.
For the upstairs bedrooms are there any places that are under an 8 foot ceiling?
Thank you,
Kara Gelineau
A:The knee walls in the unfinished bonus room start at about 6’ and vault up to the flat 8-ft in the center. You’ll have some clopped ceilings in the attic space
Q:Thank you for the last response to my questions, but I’m looking for the lowest height. What is the height under the landing for the stairs. I’m trying to determine what the headroom would be. Thank you
A:Approx. 7’
Q:What is the height under the landing of the stairs?
Thanks
A:Its about 8’ closest to the door but does have sloping ceilings because of the staircase above it
Q:Thank you for your response. What is the other dimension of the storage area? 3'4" by what?
A:3’-4” x 8’-6”
Q:Hi! Can you tell me the width of the staircase and the dimensions of the area marked “storage under stairs”. Thank you
A:The staircase is 3’-4” wide. The storage under the stairs is the same.
Q:Can you tell me what the total square footage of the roof is including the porch overhangs so I can properly price this out to ensure we can make it work before purchasing the plans?
A:3268 sf
Q:I'm curious if I could see a small sample of the plans I would buy. I'd like to know what is included. For example, does it only show dimensions, does it show floor joist and stud placement, does it include header ratings, insulation? Also, I assume these plans have been reviewed by an architect/engineer? Thank you, Josh Farrand
A:The plan includes:
• 4 exterior elevations
• Basement foundation plan with notes and dimensions
• First and second floor plans with notes and dimensions. Beam locations shown. No structural engineering. Suggested framing size and direction shown on plans but no separate framing plans.
• Roof plan
• Interior elevations
• Electrical plans showing outlets, fixtures, and switch locations
• Typical footing details
• Typical wall section
• Building cross-section
• Window/door sizes
Q:Do you have a rendering of the fireplace area and of the upstairs area?
A:I regret we don’t have any additional renderings at this time
Q:Is a "regular" basement available or is only the walkout basement option available?
A:We currently only offer a walkout basement version. Please click on the Plan Modifications tab found on the details page for this specific plan. There you will find the options for how to contact the group that modifies this specific plan, and you will get a no-obligation quote for the change(s).
Q:Hi, Is there any chance there may be more renderings of this plan done in the future? Maybe more that one interior rendering and side elevations? Also, the outdoor rendering doesn't show a chimney so was it just left out or is the fireplace faux?
A:Hello
We hope to add more renderings in the future, or photographs if we can get some from customers who have purchased so far. It is assumed it’s not a wood-burning fireplace, but if they want one that can be modified
