Q:Is there a walk up attic on this plan?
A:No there is not.
Q:I am going to be building a new house and like this plan however I would like to get some type of material cost. I am a contractor and the cost to build options I see are extremely high for what I can build this house for. There are no dimensions and it is difficult to do a take off from this page. Do you already have a material list. I will be building this house in Florida and will be doing a footer and stem wall construction. Probably also going to wood frame entire house with Hardi siding. I can't afford to buy this set of plans and after doing a take off come to the realization I can't afford to build this house. Any help would be greatly appreciated. Sincerely, Brian Light

A:The garage is detached….first floor is 10’ ceiling – second floor is 9’ ceiling

With that in mind, our plans are compliant with the current IRC (International Residential Code); however, our plans are not engineered to meet your local structural requirements that exist. Minor revisions or supplemental information may be required to comply with local codes, zoning requirements, and building regulations. We recommend that you consult with a local engineer/building codes department in these matters. If your region requires engineered drawings (i.e. hurricane, seismic, etc) or stamped plans, you or your builder will be responsible for having the drawings we provide adapted to meet your local codes.
