Plan Description

I just finished drawing a crawl space foundation plan for this design. I located a stacking washer and dryer unit under the second level staircase. Replaced the tub in the main floor bathroom with a 36" x 36" shower and a closet holding a hot water heater storage tank.

This design with loft is 1154 square feet and has a crawl space foundation as well. This design comprises of seven 24" x 36" drawing sheets.
1. Art rendering and art floor plans.
2. Foundation plan and site plan.
3. First and second floor plans.
4. Second floor framing plan and roof framing plan.
5. Cross sections.
6. Elevations.
7. Generic consturction detail sheet.

Plans are engineered by a structural engineer, but not stamped or sealed. Ground snow load 40 psf. (or composite roof live load 32 psf, dead load 10 psf for total roof design load 42 psf) Floor live load 40 psf. Assumed soil bearing capacity 1560 psf.

Electrical fixtures / switches / smoke alarms by location on floor plans. Plumbing fixtures by location on floor plans. Windows are called out as generic nominal sizes on floor plans, opening directions indicated on elevations.

Items not including with plans: Interior cabinet elevations. Window schedules.

Situations beyond the scope of these drawings: High wind speeds. Seismic, shear walls, holddowns, nailing patterns. Energy code compliance

What's Included?

Q: In the renderings of the outside of this plan, it shows a rear elevation with a third level below. Is there a front elevation with that third level below and is there a floor plan for that level? I really like this design and believe it will look great on my lot. Thank you!

A: That rear elevation is for the basement foundation version of design 76000. I have attached all four elevations of the basement foundation version for your consideration. Thank you for your interest

Q: is there any provision for a laundry area

A: This design has two foundation options. For the unfinished walkout basement foundation option, the washer, dryer and hot water heater are located in the basement. For the crawl space foundation option, I located a stacking washer and dryer unit under the second level staircase. I replaced the bathtub in the main floor bathroom with a 36" x 36" shower and a closet holding a hot water heater storage tank. An alternate would be to modify the main floor plan (increase the floor area) to accommodate a laundry / utility room. You would need to specify your foundation preference at time of ordering.
