Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

A: The dimension shown is for the kitchen/dining. Just the dining space is approximately 10' to the island. The depth is the same (13'). There is no specific transition such as an exposed beam, for the ceiling heights, just a lowered ceiling in the kitchen/dining area.
A: This particular plan was designed while 2018 IRC was in effect. If 2021 IRC is required in your area, you can have a local designer update the plans to the specific requirements of your code office. We also offer modifications which can update the plans for $195 (designer) with a lead time of approximately 2 weeks.
A: The room sizes shown on the floorplan are the interior dimensions of the space.
