A: We would make a closet for the furnace and water heater there. Would be approximately 4’x7’. The front of the closet would face the foyer and would be even with the living room wall.

A: This plan is calling out 4:12 interior pitch. So the ceiling height goes from 9’ up to approximately 13’-8”. As for the Bonus Room, it would be possible for a small one with revisions to the plan. As the plan is currently drawn, there is not enough space for a bonus room.
A: This plan comes with an unfinished basement, so there is not a layout. There are microlam beams running left to right in line with the stair wall that is closest to the Living Room. Under the wall of the stairs closest to the front door, there is a bearing wall underneath. No windows are shown in the basement . Utilities are shown to the left of the stoop.
A: The dimensions are from the inside face of the stud wall. The vault will depend on the type of trusses you choose. This plan is shown with scissor trusses @ a 4:12 pitch which is typical. The interior ridge height would be right around 13’-8” from the Main Floor. Depending on the trusses you choose or even switching to rafters which will be more expensive, but you could get up to about an 18’-8” interior ridge height.
