Southern Style Country Home Design With Balanced Façade
Southern Style Country Home Design 75168 has a symmetrical front elevation. Firstly, three sets of French doors create balance on the front porch. From left to right, the French doors open to the formal dining room, foyer, and the study. The front porch has lots of room to add décor and seating because it measures 34' wide by 8' deep.
Secondly, the middle section of the home is balanced with one front-facing gable. This central gable highlights the main front door, and it's embellished with a set of three windows. In the background, the roof expands from left to right along the length of the front porch. The tall roof is a preview of the vaulted ceiling inside.
Thirdly, the sides of the house are balanced perfectly from left to right and top to bottom. For example, the home has two front-facing gables on each side. In addition, every window on the left side of Southern Style Country Home Design 75168 is a perfect mirror of all that you see on the right side.

Exterior Elevations -
We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q:Can the first floor be 10 ‘ ceiling instead of 9’
A:Yes. Without changing the exterior of the home, all first floor spaces could have trayed ceilings stepping them up to 10’ or higher.
Q:Does the plan meet 2018 IRC?
A:It should, but a lot of what’s in the IRC isn’t addressed on our plans, like nailing schedules, heater vents, etc. Our plans will meet the 2018 IRC based on layout and design though. Some of what’s in the IRC is regionally based, like wind loads. So you will need to verify.
Q:Does the front gable window above the porch allow light into the foyer, or is it letting light only into the attic?
A:Only attic by our design, but it could be in the foyer with some ceiling mods.
Q:wonder where is the hot and cold water tank put in? electric box? air exchange? where do they go to?
A:The attic is the best place for mechanical equipment. It allows you to locate it centrally enough to be distributed very equally thru the house.
Q:Will you send the front elevation with 3 car garage?
A:The front elevation does not change. The 3rd bay comes straight out to the front.
Q:Hi! Is there room in this plan for an attic upstairs which could be accessed from the bonus room? If so, what dimensions would the attic area be?
A:You wouldn’t want to use the space over the master(privacy) and the family is vaulted. There is a space of about 15’ deep over the dining and study that is useable. The bath at the bonus would have to be rearranged to get to it.
