Q:With the porches it's 36x40? How far out does porch come out from house 8ft? 10ft?
A:Porches are 8’ deep.
Q:What is the actual footprint in feet? Need to measure spot on my land where septic is to see if this house is doable without removing trees

Q:We are living in northern Canada where we need a roof snow load of 112 lbs per sq. ft. Will this plan work?
A:Our drawings are designed to be as user friendly as possible knowing that each location will present a different set of regulations to be enforced based upon your local jurisdiction. With that in mind, our plans are compliant with the current IRC (International Residential Code); however, our plans are not engineered to meet your local structural requirements that exist. Minor revisions or supplemental information may be required to comply with local codes, zoning requirements, and building regulations. We recommend that you consult with a local engineer/building codes department in these matters. If your region requires engineered drawings (i.e. hurricane, seismic, etc) or stamped plans, you or your builder will be responsible for having the drawings we provide adapted to meet your local codes.
Q:Where would you put an elevator shaft?
A:We recommend putting an elevator shaft in the location of the kitchen pantry. With some reconfiguring of the spaces this would be the location.
