Drafted at ¼" scale for the front and 1/8" scale for the rear and sides. All elevations are detailed and an aerial view of the roof is provided, showing all hips, valleys, ridges and framing.
Foundations
Drafted at ¼" - 1' scale. This plan is designed as a slab foundation. Optional basement or crawl space foundations are available. Basement foundations may require additional engineering for steel beam sizes.
Main Level Floor Plan
Drafted at ¼" scale. 2" x 4" walls are standard. The detailed drawings include such things as ceiling treatments and header locations.
Second Level Floor Plan
Drafted at ¼" scale. Drafted to the same degree of detail as the main level floor plan.
Interior Elevations
Kitchen cabinet elevations are drawn.
Electrical and Sections
The electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall, stair, brick sections are provided to further explain construction of these areas.

Q:Hi. Would you ask designer if the back of house was dormer, would the ceiling be high enough to have a bedroom upstairs? Thank you.
A:not with the current roof pitch, there isnt enough head height in the attic for a room.
The roof pitch can be increased to a 9:12, then a room can be added that has a window in the left side gable, this is the most cost effective way to add a bedroom to the attic.
I would also need to add a set of stairs going up to it

A:it is a vaulted ceiling, front and rear is 9' tall and slopes up to the middle to approx 12' high

A:They are each 16" wide x 12" deep
Q:Do your plans include provisions for forced air Heating and Cooling? I do not see any Water Heater in the plans. Is this included in the final drawings? How deep are the kitchen cabinets as shown?
A:The air handler for the A/C is located in the attic or basement if building a basement
The plans call for a tankless water heater located in the utility room
Kitchen cabinets are 24 inches deep
