A: The Roof plan is standard water flow direction. We do not show a rafter layout. Ceiling joists are sized and direction located on the floor plan. The bearing walls are indicated on the Foundation plan. Thanks, Rick
A: This plan does not have a crawlspace but we can have one done if needed
A: All ceiling heights are 10'-0" except : Great room vaulted 10'-0" to 12'-0" Study, Foyer, and Gallery is 12'-0" Formal dining is 12'-0" to 13'-0" Pullman ceiling. Bedroom 3, 4 and Bath 3 is 9'-0" ceiling. Media / Recreation room is 9'-0" to 10'-6" Pullman ceiling Garage is 9'-0" ceiling. Thanks, Rick
A: 1: There is not currently a bonus room option, but they could add a stair running horizontally along the Recreation room from the right side to the left. 2: Lots of attic storage over the garage. 3: No basement at this time, but they could use the storage space to the right of the Breakfast room as a stair to the basement, or use the opposite end of the stair they create along the Recreation room wall to go up to a bonus room.
