Q:Hello, Thank you for your quick responses to my other questions. I have another question about this design. The list of specifications says Tray Roof: yes. Where would the tray roof be in this house? Also, it says Roof Framing: Truss. This house includes vaulted ceilings, I was told that truss roof systems are for flat ceilings only. Would this roof be rafters or truss? Thank you.

Thank you for your interest in plan #69112. It looks like the entire roof is framed with rafters, not trusses. The vaulted great room, kitchen and nook have 8’ high walls that slope up to the flat second floor 8’ ceiling above. The rest of the first floor has 8’ high ceilings. The second floor loft has an 8’ high ceiling, which also extends out over the vaulted great room below. The loft has 7’ high side walls that have a short slope up to the 8’ high ceiling. We are updating the website to reflect the correct roof framing type. We apologize for any inconvenience or confusion this may have caused.

Q:How much angle does the roof have over the upstairs bathroom tub/toilet?
A:Thank you for your interest in plan number 69112.
The exterior roof pitch over the second floor bathroom is a 4:12. The ceiling height on the second floor is 8’ and in the bathroom slopes down to a 90” wall at the back of the shower/tub. Since the rendering available to view shows the right side of the house, we’ve attached the rear elevation that shows the roof over the second floor bath.
