This adorable cottage design will fit on your narrow lot because it measures 26 feet wide by 49 feet deep. Be sure to check your setbacks to make sure it fits! Curb appeal is easy to create with vertical siding painted in antique white along with the welcoming front porch. Use honey colored stain for your front door, and don't forget the sidelights for extra cheerful sunshine inside. Look up because there's a triple window in the front-facing shed dormer, and it admits light into 2 bedrooms upstairs. To top it all off, choose colorful flowers for your garden beds in the front and sides of this new home.
Narrow Lot Cottage Plan With Space-Saving Floor Plan
Narrow Lot Cottage Plan 83539 has everything you want, and there is no wasted space. Firstly, this home will appeal to those who love interior design. Don't you hate it when the front door opens directly into a living room? Those floor plans always create an awkward path of travel. You don't have that problem here because the front door opens into a formal foyer with a 9' ceiling. We have lots of natural light in here along with a coat closet, powder room, and stair access to the second level. Next, proceed through a large entryway into the living room which measures 15' wide by 17'10 deep. Cozy up in front of the fireplace and use those display shelves to hold your latest family photos.
Secondly, the dining room shares space with the kitchen in the back of the house. This way, you won't have to carry heavy dishes from the kitchen and into another separate room. The island provides lots of meal prep space because it measures 9' wide by 3.5' deep, and the sink faces the back wall so you can look outside at the porch when you're doing dishes. Instead of a separate pantry, there is an abundance of cabinet space to keep extra items. Lastly in the kitchen, we have a washer and dryer closet and a storage closet under the staircase. Otherwise, choose one of the standard foundation options including the crawlspace or the slab. Before we leave the main floor, check out the back covered porch. It's very spacious at 24' wide by 10' deep. Set up a picnic table and a few comfortable outdoor chairs. Now you can go and purchase that grill you always wanted and give your oven a break!
Go upstairs to find three bedrooms including the two children's bedrooms which face the front of the house. Both bedrooms are the same size, but bedroom 2 has a bigger closet. Kids will share the full bathroom on the second floor. The master bedroom measures 13' wide by 13'2 deep, and of course it has a walk-in closet and private bathroom. If your plan features a poured concrete slab rather than a basement or crawlspace, the foundation page shows footings and details for the slab, and includes plumbing locations.
Floor Plan(s)
Exterior and interior wall framing, and windows/doors are dimensioned. Room sizes are indicated and any beams, posts and structural bearing points are called out. The floorplans include an electrical legend, and electrical fittings, lights and outlets are shown. Floor Plans will also indicate cross–section details (provided on the sections page) and show any special framing details applicable to the design. Cabinet elevations are included for kitchen and bathrooms; some designs feature cabinet elevations for design–related built–ins too.
Building Sections
Building sections show changes in floor, ceiling, or roof height, and the relationship of one level to another. Our section pages also show how the stairs are calculated (if there are some) and depict roof and foundation members. We try and draw sections to show the most useful information — choosing locations where there are elements you or your contractor might need clarification on.

Roof Plan
Roof framing or truss directions are shown, slope directions are indicated and structural members are sized and called out if applicable. The gravity loads used to calculate the rafters, beams and posts are indicated , and we also show gutters, downspouts, and any roof venting required for your home.

Your home comes detailed to meet the requirements of the latest adopted version of the ‘International Residential Code’, and our notes and details pages outline all the elements applicable to the design of your home. Compliance with further standards may need to be incorporated into your plan set, depending on the requirements of your building department — these are usually done locally.
