Southern Farmhouse Plan 97649 has everything your family wants. Firstly, let's start at the covered front wrap around porch. Of course, that's not all when it comes to outside enjoyment. Look around to the back, and you find a "double-decker" arrangement of outdoor living space thanks to the walkout basement. Namely, we have open deck, screened porch, and then covered patio on the ground level.
Secondly, you will enter into a foyer. The first floor living space offers formal dining room, study, lodge room, kitchen, and breakfast room in a wide-open floor plan. Foot traffic maneuvers easily around the big kitchen island and into the dining room for a big supper. 6. Cross Section Details – Important changes in floor, ceiling and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown.

Q:Can I get a more detailed look at the morning kitchen between the master bath and study? Also, a more detailed look at the master closets. I’m not sure what that is in the corner on the smaller side of the master. Thank you.
A:The morning kitchen is a counter with a small sink with cabinet space underneath the counter. There is a small closet.
The "dotted" outline is the location for a "drop down" stair for the attic.
The corner area in the smaller master closet is a linen closet for the master bath. The double doors are a valet mirror that is 3-way mirror with
a light. Details are in the plan.
Q:I know the basement is unfinished space. What is the total square footage of the basement?
A:The basement will follow the 1st floor lines so it will be very close to the same SF as the first floor. It is approx. 3,700 SF +/-.
Q:Is a structural set of plans included? Is a floor truss and roof truss layout included?
A:Our plans are well dimensioned working drawing sets and do not include structural plans. A set will include front, rear, and side elevations, first floor, second floor, foundation plan, roof plan, schematic electrical plans, sections and details.
All engineering must be completed by a local engineer and/or truss manufacturer/supplier. Truss manufacturers and suppliers typically supply engineered structural floor and roof framing plans at no charge if the framing materials are purchased from their respective companies.
