The exterior of Southern Style Home Plan 77407 is classic with a modern interior for today’s families. Relax on one of two covered porches, the 10-foot deep front porch or the smaller rear porch located off the dining area.
Hidden from the curbside view, this Southern Style House has a 2 car side load garage. Family members can enter the house from the garage and drop off muddy sports uniforms immediately into the large laundry room. A utility sink makes chores even easier.
The master bedroom is tucked in the back and measures 16'6 x 13'. Everything on your wish list is available in the master ensuite: dual sinks, a corner tub, a large custom shower, and toilet compartment.
The split bedroom layout means that the children reside on the opposite side of the house. Each bedroom is 14' x 12', so there will be no arguments over who has the biggest room.
Serving the children is a full bathroom which is also located conveniently off the hallway for guests.
Measuring 19'9 x 19'6, the great room has a ventless gas fireplace with cabinetry for storage. Rustic wood flooring complements the traditional white cabinets. Sunlight streams into the room from the front door and the surrounding windows.
The dining area is open to the great room and shares a snack bar with the kitchen. The kitchen has a stove with micro vent hood above, moveable island and pantry storage flanking the refrigerator.
With 1611 square feet of living space, 3 bedrooms and 2 full bathrooms, Southern Style Home Plan 77407 is a great choice for building your new house.

A:2912 under roof
24 feet from ffl to ridge
Q:We have a question about plumbing diagrams. Since you have to know where to stub up for plumbing before you pour the foundation it seems imperative that you would have a plumbing diagram. We understand about codes but that does not apply to location of fixtures etc. Also, this plan can be built on on a slab correct?
A:The plumber locates the fixtures off the floor plan. Yes this plan has a slab foundation.
Q:What is the weight load rating on the attic floor and what is the head room in the attic?
A:Pre-engineered trusses – so if you wanted attic storage, your builder could add that, if allowed by code.

A:approx 11- 24x36 sheets
Q:How tall are these ceilings? Can the windows on the roof in the peak be made to be viewed from the great room?
A:There are 9 ft ceilings throughout the house. Your builder may be able to open that gable to the Great Room.

A:We do not have one available at this time, sorry.
Q:Can you tell me what the garage door width is
