Structural Calculations – In certain areas, particularly those in earthquake and hurricane zones, permit departments may require you to submit structural calculations for your particular conditions. When required, you should consult with a local structural engineer.

Q:When I calculate the square footage it comes up only about 2500 square feet, is the total square footage including a porch? Also, where is the atic access if any?
A:It is not possible for you to accurately calculate the square footage based on the floorplan information provided on the website. The square footage is indeed 2759 for the living area (yellow shaded area). Attic access will be provided by means of a pull down staircase and is shown in the garage, but may be located anywhere you choose.
Q:Can garage be modified to accommodate side entry in lieu of front entry? Are plumbing and mechanical sheets available for this plan?
A:A side entry option could be done as a modification, or your contractor could easily make the change on site. The mechanical and plumbing sheets are not included since they are specific to the site where you will be building. Consult with your mechanical contractor for these items if required.
Q:I am interested in this house plan. I would like to see what different front exterior elevations are available for this plan. Can you email me pictures of exterior elevations? Thank you.
A:The only front exterior available is shown on the site. We do not offer multiple fronts for each design.
