Q:What are the dimensions of the bed 2 and 3 closets and linen closets? Also, what is the width of the hallways?
A:Hello, Bed 2 & 3 closets are 26" deep by 74" wide. Each linen cabinet in the hall is 26"x24".
Hallways are 44" clear width. Bonus and basement stairwells are 44" clear width. The linen cabinet inside bath 2 is 32" wide by 24" deep. Kitchen pantry cabinet is 38" wide.
You can estimate the size of anything using the depth of the kitchen counter in any house plan. Kitchen counters are always 2 feet deep. So half the counter depth is one foot. Make a ruler on a piece of paper using that as a benchmark, and you have a scale to measure any distance on any floor plan you find. You just have to make a new ruler if you scale a different floor plan.. They wont always be the same scale on screen. You can measure distances on a pc screen, or by printing out the floor plan at home.

Q:Can this plan be flipped? Just on the right side. Garage in the back and master bedroom upfront.
A:Hello, Yes, it is possible to do that. You would want to offset either master bed or master closet an extra 2 feet or so and likely change the master bed windows to be a double window centered in the room to give decent curb appeal after its relocated to the front. The existing bedroom window layout will not be useable for the front view.
The whole right side would also have to be shifted back so that the entry hall could be accessed from the breakfast/kitchen opening.
The modification fee would be $750 in addition to the purchase of the plan package.
When you are ready to proceed, please call the website to place your order for the plan package. Be sure to tell them that you are having modifications done by the designer. They will process the order, and send a copy to us. We will then proceed with preliminary plans for your review. We would request payment for the modification fee when we have completed the final plans.
Allow 8 to 10 working days for preliminary plans, and another 12 to 20 working days for final plans. Timelines change with our workload, and may vary depending on when you decide to proceed.
