Q:Do these plans come with structural sheets and are they per washington State codes
A:This plan does not have structural details for each state…you might need an engineer for Washington State.
Q:Where I live, it's necessary to seek shelter in a basement during tornado warnings. Is it possible for this house to have a cellar, or partial or full basement? I'm wondering if a hanging swing about four feet wide and 18" to 24" depth will fit on the porch. Q.1. What does 5-6 feet mean on the plan? Is it 5 feet or 6 feet depth? or is it 5 feet 6 inches depth? Q. 2. How many feet apart are the pillars? I wouldn't want to knock into them on a porch swing. Thank you.

A 48” swing would fit on the porch. The porch is 5’-6” deep with columns approx. 8 ft apart.

Q:House has 6/12 pitch . Width is 33 ft wide and depth is 36 ft. Ridge should be front to back? Makes all the difference in design. Please verify. Thanks Tommy Webb
A:Roof is 6/12 front to back and 8/12 side to side to achieve that roofline.

Q:on your crawlspace can you make it for a concrete block pier type instead of a continueous block wall? you know the old style where a concrete block pier is built on a footing every 6 to 8 feet?
A:We could do that but there would be an additional charge of $300 for a new foundation. Unless you are not allowed onsite changes your builder should be able to convert our crawlspace foundation for you pretty easy.
