No foundation design included. Due to the wide variety of soil conditions and various building practices, there is no way we could provide accurate drawings to cover all situations. A registered professional engineer should design the foundation for your specific lot. We believe something this important should not use generic drawings. Where we are located, most municipalities, FHA/VA, and all the builder warranty programs require the foundations to be designed by a registered structural engineer.

A: Thanks for your interest in our designs. The main rooms of this house all have "vaulted" ceilings that slope up from the outside 8' tall walls to 10' ceilings. This is to achieve a more attractive higher ceiling without the expense of raising the exterior walls. The raised ceilings use up part of the attic. Thanks again!
