Our house plans will include schematic electrical drawings; however, circuiting or wire sizing will not be included. Your electrical subcontractor will typically provide these drawings.
HVAC and plumbing drawings are not included. Your mechanical and plumbing subcontractors will determine the best layout for your site. Local HVAC codes, climatic requirements and commonly used systems vary throughout the country. The direction of how water flow will enter the home vary from case to case. For this reason, it is impossible to provide universal plans.

A: Our plans are designed to meet IRC 2018 standards, including egress codes. Please note that our plans do not specifically address IRC 2021 updates. Local codes and regulations may supersede our drawings, and compliance with those requirements is the responsibility of the purchaser and builder. We address stair heights, rise and run, and window egress requirements. All other requirements, including structural, HOA, and builder-specific guidelines, must be addressed by a local engineer. Our house plans were designed to meet or exceed national building standards at the time they were drawn. However, some states, counties, and municipalities have their own codes, zoning requirements, and building regulations. Before construction, please contact your local building authorities to confirm compliance with local ordinances and codes, including obtaining any necessary permits and inspections. In some cases, minor modifications to your home plans by your builder, designer, or engineer may be required to meet local conditions and requirements. The purchaser is responsible for ensuring that the plans comply with all applicable building codes and are suitable for the specific site, including subdivision restrictions, before construction begins. Because we do not control the selection of your builder or other professionals, we cannot be responsible for the advice or assistance they provide, or for the methods they use. Engineering & Structural Notes: No engineering is included with our plans, as requirements vary by location and site conditions. Our plans are well-dimensioned working drawing sets but do not include structural plans. A set typically includes: front, rear, and side elevations; first floor; second floor; foundation plan; roof plan; schematic electrical plans; sections; and details. All engineering must be completed by a local engineer and/or truss manufacturer/supplier. Truss manufacturers and suppliers typically provide engineered structural floor and roof framing plans at no additional charge when framing materials are purchased from them.
