Q:Is the roof above the garage a flat roof? Is it usable?
A:It is a flat roof; the roof deck is 2’ below the second floor with a parapet wall. It is not shown as usable deck.
If you want to build an uncovered deck above the garage, it would need to be modified and either step down +/-2’ or use tall trusses or a concrete deck.

Q:Hello- I'm an architect working with a residential client who likes plan #75977, but, will require some notable layout changes as well as exterior revisions. We're trying to determine if it would be more economical for us to re-document the plans from scratch (for this climate zone), or, to obtain the CAD drawings and modify them as needed. Without knowing the level of detail in the drawings it's difficult for us to decide which option is best for our client. Is there any way of getting either a sample PDF set (view only), or a couple sample drawing sheets (i.e. plan, sections)? Thanks in advance for your help.
