3 Bedroom Texas Farmhouse Plan 80801 has a metal roof, brick and rustic wood detail. A partial wrap porch and covered rear porch allow for outdoor entertaining. At 8' deep, you can set out the biggest adirondack chairs for relaxation. Rear porch dimensions are 20'2 x 15'2 for outdoor dining.

Q:Is your CAD file compatible with Revit? I may hire my own architect to make changes, is that allowed seeing that there is a note on the website stating that only the designer can make changes?
A:You may certainly hire your own design professional to modify the plans. Purchase of a CAD File includes a license allowing other design professionals to modify the design. The CAD files are not produced in Revit, so compatibility will be limited. The files can be opened in Revit, but will not contain any 3D capabilities. The CAD files are 2D drawings produced in AutoCAD software.
Q:Can you please provide a diagram of the walk out or other basement options showing the approximate size of the rooms? Any photos of this house finished with a basement option would also be helpful. Thanks
A:The basement is an unfinished basement so there is no floor plan available. The layout will be up to the owner as to how they wish to finish the space.
Q:What is the height of the garage doors as I have a dually 4x4 with a headache rack
A:9' Wide x 8' Tall
Q:Could you tell me how much square footage is added by increasing this to a 2 by 6 exterior wall plan?
A:The exterior footprint does not increase because the extra 2 inches are applied to the interior. Rooms on exterior walls will become 2" smaller. Therefore, the square footage remains relatively unchanged.
Q:Is it possible to get the exterior wall dimensions for the foundation please?
A:All necessary dimensions are provided on the construction drawings that you will receive after placing your order. This information is not released prior to purchasing the plans.
Q:does your square footage calculation include exterior walls and everything within them, Excluding Porches and garage?
A:Heated square footage is calculated to the exterior face of the studwall and does not include exterior material such as brick, stone, stucco, siding, etc.
Q:Do you have drawings or pictures with a walkout basement. I see the in-ground basement floor plan on the website. Is the WOB different?
A:The walkout option will be the same with the exception of the rear wall being a wood framed wall to allow for doors and windows. The door/window configuration may be customized between you and your builder.
Q:What is the current ceiling height in the Basement?
A:9'-4" is the basement ceiling height.
Q:Does this plan come with a walk out, daylight basement elevation plan? Our lot slopes down on the right.
A:A rear walkout basement option is available. You would need to adjust accordingly with your builder based on your lot conditions.
Q:Are the garage doors 9ft or 10ft in width? If they are 9ft and I want to increase the width to 10ft would the plan need to be modified or can the contractor make the necessary changes on site? Could the fireplace be located on the right side wall of the great room facing the kitchen?
A:The changes you have mentioned are all possible but will require modifications to the plans. The garage doors are currently 9' wide, so there would need to be an additional 3' added to the garage in order to make this change. The fireplace could be relocated as well. Q:To confirm, So the back wall of the garage is 35 feet?

A:The 35’ is the depth from the entry door to the front of the garage. The offset at the front adds another 2’ approximately.
Q:can we get rid of the office in this plan? or is that wall a load bearing wall??
A:That wall is indeed load bearing. You could do a beam across that space, but would likely need a column at the corner of office/foyer.

A:The plan can be built using whatever materials that you as the homeowner desire. You can work with your builder to make any changes to exterior materials.
Q:I am interested in plan 80801. I am contemplating whether or not to purchase the material list. I am a general contractor and would be building this house for myself. Does your material list specifically provide specs for the stone and siding that is used on the front elevation? Does it provide a comprehensive list of framing material needed? A:The materials list is a general estimate of materials needed to build the home. Specific manufacturers/styles/colors are not included since these will be selected by the owner. Framing materials are included, but due to varying framing styles, the materials listed are only estimates. The contractor is still responsible for verifying the exact quantities needed for their specific project.
Q:How many sq feet is the basement?
A:The basement is approximately the same footage as the main floor (2486 sf). The basement footprint is the same as the heated area of the main floor and is an unfinished basement.
Q:How wide are the hall to master and the doors into the bedrooms and bathrooms. are they handicapped accessible.
A:The bedroom doors are 32" doors. Master bedroom door is 36". Hallway to master is 46".
Q:The description of this particular plan reads that its already set up to have either a brick or stone exterior. I want to do brick so if this plan is already set up for it ( as the description mentions), then I wouldn't need to modify it. Could you please check for me? Thanks so much!
A:You can use brick or stone....just tell your contractor and they can make adjustments when ordering material.

A:This is just a computer rendering depicting the design, but the material is meant to simulate a Texas limestone. The plans only specify "masonry", so the homeowner will select whatever they wish to use.

A:We don't typically share this information. The window sizes are provided on the floor plan of the construction drawings.

A:Exact items such as colors, or window manufacturers are not specified. These are to be selected based on the owner's budget. The image is just an artist's rendering of the plan.

A:This is a change that your builder can likely make on site. If we were to change the plans, there would be a modification fee of $295 and the plans would be delayed by approximately 7-10 business days.

A:We do not specify an exact location for the mechanical since it will depend largely on the site conditions. Typically, the HVAC would be located in the attic space and the water heater would be in the garage storage.
Q:How tall is the ceiling in the garage? I want to put a lift in it. Also are the office walls load bearing? Like to open up more.
A:The garage ceiling is approximately 9'-4" which would probably not be tall enough for most lifts. Typically, lifts require a minimum ceiling height of 12' depending on the application. The walls to the office are indeed load bearing and could not be removed. You could however add some cased openings to the walls creating a more open feel.
Q:I see this plan has another option but it doesn't show many details. Is it a bonus room above the garage on the second option?
A:This is the basement option showing the basement stair location. The "DN" on the stairs is "Down" to the basement level.

A:Sidewalls are 10' and peak of vault is approximately 16'

A:The back run of cabinets in the kitchen is approximately 16' in length. Cabinet elevations will be included in the plans when purchased. The plans are not drawn specifically for the use of pre-fabricated or site built cabinets. Cabinets will be selected by the owner and installed based on field measurements once framing and drywall installation is completed.

A:The mechanical equipment will be located in the attic space or storage space in the garage. The exact location is not specified since the mechanical layout will depend entirely on site conditions which are unknown. It's for this reason that mechanical drawings are not included. Your mechanical contractor will be able to provide you with these if required. As for a bonus room, one is not included in this design, and modifications to the roof structure would have to be made in order to accommodate one.
