Previous Q & A
Q:Hello! How come the detached garage is also 2 stories, yet it looks shorter than the main house? Are the ceiling heights lower in that building than in the main house? Thanks! Elizabeth
A:Yes, the plates are lower.
The garages only has an 8’-0” plate while the house has a 10’-1” plate.
The upper floor is only 8’-0” (and the house upper floor is 9’-1”)
Thank you,
Q:Hello, how deep are the front and rear covered porches? And side connecting porch? Thank you!
A:The back covered porch is 40’-0” wide (from the Nook to the 2 car garage).
It is 8’-0” wide behind the kitchen and in front of the mud room.
The main area of the covered porch is 16’-0” x 28’-0”.
The front porch is 8’-0” wide.
Q:The house looks bigger than it is maybe, and I want to make sure the plan i order has a decent covered patio which i might screen in. How wide is the covered patio area between the main house and the detached garage? Is that like 10-12”? Also, how deep is the covered porch that connects the “nook” over to that covered porch area? 8’? Thanks, this is very helpful as we figure out which plan.

Q:I have a question about the connector roof between the house and the detached garage. What does the inside of that covered porch between the home and garage look like? Is it supported by trusses or decorative trusses? Is it vaulted or flat? It spans a good distance and just trying to understand how it will look in there, and also, how sturdy it would be. Also, the plan shows two versions - one with curved roof and one with small gable. How does that affect the structure and look from inside the porch as well? Thank you!
A:I have a question about the connector roof between the house and the detached garage. What does the inside of that covered porch between the home and garage look like? The roof is flat. Is it supported by trusses or decorative trusses? They are just common trusses Is it vaulted or flat? Flat It spans a good distance and just trying to understand how it will look in there, and also, how sturdy it would be. The trusses are not spanned that far. Also, the plan shows two versions - one with curved roof and one with small gable. Curved roof? The plans show a small gable Did you see a curved room in a photo? How does that affect the structure and look from inside the porch as well? It is flat ceiling. Thank you!
Q:Is the area with the fireplace like an outdoor seating area? Does it have a vaulting ceiling? And pictures of that area and what it might look like?
Thank you! We are very excited and interested in this plan.
Thanks,
Matt
A:Yes, it's a covered porch connecting the house to the detached garage. So you are outdoors but you have a roof over your head. The roof of the porch is flat, 9' ceiling. Unfortunately, we do not have any photos that depict this area.
Q:Do the exterior dimensions include the detached garage?
How deep and wide is it without the detached garage?
And what are the exterior dimensions of the detached garage?
A:Yes, it includes the detached garage. Depth remains unchanged and width is reduced to 91 feet at the attached garage. The detached garage on its own is 28 ft wide by 24 ft deep. This excludes the fireplace as it's technically part of the porch.
Q:Hello - we really love this modern farmhouse plan! Two questions: (1) does the square footage include the designer studio over the detached garage? (2) does the square footage include all closets and baths? Thanks! Matt
A:Yes and yes.
Square Footage Breakdown:
Main: 2895 SF
Upper: 2270 SF
Bonus: 500 SF
Studio: 635 SF
Total Living: 6300 SF
Garage: 1336 SF
Thank you,
Q:Is there an third floor attic
A:There is no 3rd floor attic with this plan. The dormers are more for a look. Right now the roof is trussed but the plan could be revised to have a 3rd floor attic by using rafters.
