Modern Contemporary House Plan 75140 has two bedrooms and two baths. Living area is 985 square feet counting the main floor and upper level. The design has three foundations available, and if you choose the basement option, you will increase the square footage of this modern design by about 742 feet. The outdoor space on this floor plan will work great as a vacation home plan or a home away from home. As with many of the modern contemporary home designs, you will find great views through an abundance of windows.
Modern Contemporary House Plan With Great Outdoor Living Space
Modern Contemporary House Plan 75140 is NOT your average house plan. Let's compare this modern style house against the traditional house plan. Firstly, the exterior displays an asymmetrical shape. This plan has irregular bump outs as seen in the footprint. Plus, the one car garage is detached from the house. However, it is connected by an attractive trellis. Allow beautiful greenery to grow on this trellis, and you will enhance the beauty of your home and shade the walkway. The garage roof is slanted up toward the home to create visual balance. We love the stone and the rich stain on the wood siding.
Secondly, this home plan has an unusual feature. Specifically, the staircase juts upward on the left side of the house like a tower. Notice the curved rooftop and long line of the windows. The windows brighten up the stairway inside, and the staircase leads to a small landing on the top level. The "staircase tower" provides access to the small bedroom on the top floor. Thirdly, there is an optional walkout basement. When choosing the basement, you will increase the outdoor entertainment spaces. Step outside from the walkout basement and enjoy the covered porch. Plus, the terrace and sun deck are accessed from the main level.
2 Bedroom Small Modern Style Home Plan
Is Modern Contemporary House Plan 75140 small or average when it comes to square footage? That question will be answered depending on your choice of foundation. If you build on slab or crawlspace, the living area is 985 square feet. If you build on a walkout basement and finish the space, you will have approximately 1,727 sq. ft. of living space. The walkout basement will add one more bedroom, one more bathroom, two more closets, and a big game room. The game room measures 15'2 wide by 24'2 deep, and it's sure to be a favorite for your family members and your guests. We include... Front Elevation at 1/4"=1'-0", side and rear elevations at 1/8"=1'-0", plate heights, roof overhangs, material/surface notes, window heights, roof pitches, material hatching for clarity, floor to floor dimensions and any other detail we feel is necessary to explain the construction.
Cabinets/Building Sections-
Cabinet elevations at 3/8"=1'-0", showing cabinets, appliance locations, plumbing fixtures, shelving, counter/backsplash surface, cabinet material and finish, niche details and any other special situation that cannot be understood from the plan view. Building Sections are included only when there is no other way to indicate the spatial characteristics of the home. This information is quite often indicated well enough on the elevations and plans.
Foundation Plans -
We offer a choice of three types of foundations, full basement, crawlspace, and slab foundations. Each comes fully dimensioned, and noted indicating wall composition and thickness, construction detail references to our detail page, beam, pier and column locations and sizes, stair locations for basements, reinforcing steel sizes and step downs in monolithic slabs and ventilation grilles for crawlspaces.
Framing Plans -
For each level we include... a 1/8"=1'-0" scale plan indicating rafter, ceiling and floor joists locations, sizes and spacing as well as lumber grade specified, additional bracing and blocking.
Details -
For each foundation type we include... 3/4"=1'-0" scale details indicating material composition, size and critical dimensions for construction of the primary foundation.

Q:What are the dimensions of the bathrooms on this plan?
Q:I see this plan has walk out basement option but our land is flat but we want to do the finished lower level. do you have a regular finished basement option and is there an option for 2 car garage ?
A:There is a 2 car garage available for $243.75 but the full basement is unfinished.
Q:What about a mechanical space if built on a slab?
A:There is space above the foyer off of the balcony. Its tight but may be enough.
Q:Really like the plan, but is the refrigerator in front of the stairs off the kitchen? Is there a picture that shows the kitchen layout you could possible send. Thanks!
A:The refrigerator space is on the lower right end of the cabinets adjacent the cooktop. Would be to the left of the cooktop if you were standing in the kitchen facing the cooktop.

A:We show gas to be piped as well as 220v. It could be either or, or a hybrid. Venting is no problem.

Q:Are any of the interior walls load bearing or structure related?
A:All interior walls bear some loading whether its just ceiling loads or point loads carried down from the roof. All can be replaced with an appropriately sized beam and 2 points at either end to carry those loads to the ground.
Q:Do you all have any rendering images of what the main living area would look like?
A:No interior renderings or photos, no.
Q:Does 59’11 x41’6 include the garage. What is the total measurement of only the house?
A:It does. Without the garage and breezeway/trellis it is 36’-10”.
Q:would it be possible for a three car garage design?
A:It is possible, but we don’t have one as a standard option so it would have to be a mod.
Q:Can it be built as the basement the first floor and not a basement. So it would have 3 floors
A:It is that way in a sense, but our entry would be from the mid level.
Q:Do you have a 2-car garage already drafted?
A:We do not. We could create that though and make it a standard option for $150 additional.
Q:could the fireplace be a two sided as to enjoy from the terrace outside as well as indoors.
A:It would essentially have to be 2 separate fireplaces unless you’re not concerned with conditioning the interior space from the outside.
Q:Is there a structural reason that the roof is Stick framed vs truss? Are the ceilings sloped? What is their snow load rating? Is the closet on the main floor across from the entry a coat closet or a linen closet? Is the plan available with a basement but not a walk out?
A:We stick frame everything in our drawings. Truss drawings are certainly an option that can be obtained thru a truss manufacturer.
There are some sloped ceilings in the main living area up to 16’.
We do not design for snow loading where we are in Texas, only 20lbs live load.
Across from the entry we have a w/d closet for a stackable unit and a WIC in the bedroom, there is no coat or linen closet.
We could provide a full basement for the same fee, but would need a few days notice.
Q:What is the thing in wall infront of stairs on main level? Also what is bedroom ceiling height on all levels including basement? How much is it usually for small modifications?
A:That is an art niche.

A:The deck between the house and the garage could easily be deleted without having to modify the plans, just a redline note.
We do have the plan available with a crawlspace option, which eliminates the basement level.
The ceiling in the great room is 16’ high flat and begins sloping down over the kitchen area to a height of 13’.
