Plans include detailed front, sides, and rear exterior drawings. These drawings give notes on all exterior materials and finishes (siding, brick, stone, etc).
Floor Plan(s)
Dimensioned exterior and interior wall framing along with labeled windows/doors sizes in each room of home. Wall heights are indicated for each level. Room sizes are indicated and any beams, posts and structural bearing points are called out.
Foundation Plan and Footings
The foundation page shows concrete walls, footings, pads, posts, beams, bearing walls, and any retaining wall info (schematic only). Typical wall section details are shown for various footings. On plans drawn as walk out basements, if you choose the optional Slab foundation, the slab foundation will not be reflected in the exterior elevations.
Roof Plan
Roof plan showing all hips, ridges, and valleys along with slope directions are indicated. Structural members are sized and called out if applicable.

Q:Is the finished basement included in the final sq footage?
A:No it is not included in the 3187 sqft total. Finished basement area would add 1932 sqft.
Q:how tall are the ceilings in the garage?
A:The plan is drawn with a poured wall basement. The floor joists sit on top of poured wall which makes the garage walls 2’ higher than 1st floor of house… so 11’ garage walls and 9’ 1st floor.
But if someone built it on a slab foundation then the garage walls would only be about 6 inches higher than 1st floor walls.
Q:Please describe the ceilings in the great room. Are they vaulted at an angle or 12 feet straight up?
A:12’ straight up. Flat.
Q:Is the stone going up the back of the house as shown in the rear elevation just decorative? (or a fireplace?)
A:It’s just cultured stone. So it could be an area for a fireplace or optional grill.
Q:Is the open 'hallway' in-between the dining room and great room included in the great room 20'4X14'8 footage or separate?
A:Halfway is separate. Adds almost another 4' to the overall size.
Q:Do you have a three car garage option for this plan?
A:There is not a pre-drawn of 3-car option for this plan.
It could be easily modified to expand to 3-car.
I'd be glad to sell them the CAD file at the reduced PDF cost so they can have someone modify it for them locally.
Q:does the square ft of this plan include the basement as in the plan layout? Thanks
A:No the 3187 sqft is for 2150 sqft 1st floor and 1037 sqft 2nd floor
Q:can this plan be built on a slab or crawl space? does the covered 4X8 porch on the side become part of the total width of 68 ft?
A:It’s on a basement but there is a “generic” foundation/footing layout that could be used for slab or craw space.
Total with of 68’ including the side porch. 64’ without porch.
Q:This lists the "unfinished basement area" as 217 sq ft, but the floor plan of the basement appears to be much larger, is this number accurate?
A:There is 2150 sqft of basement. 1933 optional finished and 217 sqft shown unfinished. Of course the entire 2150 basement could be left unfinished if you prefer.
