Question: WOULD LIKE TO KNOW ABOUT THE FOUNDATION. BEING A CONCRETE FLOOR WE NEED PILINGS IN OUR CITY, IS THIS IN THE PLANS? PLUMING, A/C AND HEATING DUCTING ARE THEY IN THE PLANS? Answer: In regards to a piling foundation, this would need to go through our modification service as this particular plan comes with a floating slab.

Piling foundations are not standard and therefore would most likely require engineering in your area as well.

Plumbing, A/C and other heating requirements are also always looked into locally with a professional. These are not included in the plan as well as the wind load requirements.

Question: what is the ceiling height at garage level and upper level?
Answer: Good day and thank you for your interest in this plan

The ceiling height in the garage itself is 8’6”

In the first floor foyer and bathroom as well as on the entire second floor, the ceiling height is 8’.

Question: Hello, I am in love with plan # 65215 it fits all of my needs. In the garage area near the rest room there is a door with a circle in it? could you tell me what this room is? also when I buy the plans do I need permits and license to build? It will be taking the place of a Garage of similar size. Thank you
Answer: The room you are referring to is actually a storage area and the circle represents a hot water tank. You will definitely need a building permit in order to build garage/appartment plan.
