Previous Q & A
Q:I would like to know since the great room is vaulted do the dormers bring light into the house? I am looking for a ranch style with dormers that are visible from the inside.
A:Hello, No, these dormers are not currently open to the interior, but your builder could make the center dormer open to the great room since the ceiling is vaulted there. The kitchen/breakfast area could be vaulted, and then that dormer too could be open to the kitchen area. I doubt you would want to vault the bedroom, so that dormer would just stay in the attic.
Those minor changes could be done onsite by the builder.
Thanks.
Q:Just wondering what the dimensions of the windows are. They appear to be big.
A:Hello, The windows on the front porch are a common size, 32" wide by 72" tall. You can use whatever size windows you want, as long as the size meets egress requirements for a bedroom window. So 32"x60" would be smallest possible size for a bedroom, unless it’s a casement type window. Fire code….
The three doors on the front are each 36" wide with a half circle transom above. Most of the other windows are 32" wide by 72" tall along the rear.
Any of the sizes can be changed onsite.
Thanks.
Q:How large is the kitchen pantry and laundry
A:Hello, The kitchen pantry cabinet is 36"x24" deep, with a 16" long counter between it and the refrigerator. You could enlarge the pantry all the way to the refrigerator if you want a bigger space.
The laundry room is 7-10" wide by 5'-10" deep.
Thanks.
Q:What is the height of the vaulted ceiling area in the great room? Could I also get the width of the optional office/shop area?
A:Hello, The great room vault starts at 10', and slopes at 10" per foot to a peak approx. 20'-10" above the floor. You could use a lower slope for the vault if you don’t want that much height to heat and cool.
The optional office is 11' wide by 13' deep to the dashed "optional wall" .
Q:I'm pretty sure I'm going to order this plan. However, before I can do that, I really need to see the dimensions of very room, bath, hall, closet, etc. so I can decide which modifications to make. How do I do that?
A:Bed 2 - 11'4"x 11'6"
Bed 3 - 10'10"x 11'6"
Hall Bath - 7'10" x 5'
Island Size - 2'6" x 3'6"
Half Bath - 4'8" x 5'2"
Master Shower - 6'6"x 3'8"
Master Sinks - 6'6"x 6'6"
Master Toilet - 6'6"x 6'4"
His Closet - 4'8"x 4'8"
Her Closet - 4'8"x 8'2"
Bonus Closet - 4'8"x 4'
Q:Is the great room ceiling completely vaulted up to the ridge, or is it partially vaulted? How much of the first floor does the accessible attic cover? I see the access door is in the bonus room. Is it possible to get 2x6 exterior walls?
A:Hello, The great room ceiling has separate rafters that are dropped down several feet below the actual roof decking. There is plenty of room for insulation and ac ducts in the attic. The vault starts about 9 feet high, and slopes up at 8 inches per foot, to a peak approx. 17' above the floor.
If you go through the attic access doors in the sidewalls of bonus room, you can access the area above the kitchen, dining, master suite, and laundry and storage. None of that attic is floored, but you an floor whatever portion you want .
Thanks.
