Drafted at ¼" scale for the front and 1/8" scale for the rear and sides. All elevations are detailed and an aerial view of the roof is provided, showing all hips, valleys, ridges and framing.
Foundations
Drafted at ¼" - 1' scale. This plan is designed as a slab foundation. Optional basement or crawl space foundations are available. Basement foundations may require additional engineering for steel beam sizes.
Main Level Floor Plan
Drafted at ¼" scale. 2" x 4" walls are standard. The detailed drawings include such things as ceiling treatments and header locations.
Second Level Floor Plan
Drafted at ¼" scale. Drafted to the same degree of detail as the main level floor plan.
Interior Elevations
Kitchen cabinet elevations are drawn.
Electrical and Sections
The electrical plan shows suggested electrical layout for the main and second level floor plans. Typical wall, stair, brick sections are provided to further explain construction of these areas.

Running Blueprints

Q:Can you tell us the ceiling height of the game room space? Is the floor the same height as the rest of that floor? Would we be able to use it with the CAD that we would buy?
A:The optional gameroom has 5' tall side walls, then the ceiling slopes up from there t a full 8' tall ceiling n the center ( approx 4'-8" wide)
The floor is the same level as the second floor
If the optional gameroom were built out, yes, you would be able to use it.
Q:Does the garage have a cathedral ceiling? If so, is it possible to put a standard ceiling in and utilize the space above for storage, etc.
A:The garage has a flat ceiling, the space above it is the optional Gameroom shown on the second floor
Q:What are the dimensions of the front porch?
A:The front portion is 20 x 8, the side portion to the left of the kitchen is 8 x 14
Q:Would it be possible to use metal roofing instead of shingles on this roof?
A:That is an easy change for the builder to make as a field change, I can also make that change if needed, the cost would be $175, time is 2-3 days
Q:Love the drawing, but not the picture of the actual house. The roof line looks much higher over the garage and there seems to be a lot more siding in comparison to windows. Was the picture an adaptation? Also, would there be a problem adding windows to either side of fire place. I would probably put a gas fireplace in rather than a wood burning, thank you
A:The drawing is the correct one, in the picture the garage wall was raised, house was modified. I can add windows or do any other changes as needed, you can send a list of changes for a price quote
Q:If you make all the downstairs ceiling heights at 9' does that add more living space on the second floor? Also what are the wall heights on the gameroom and ceiling height too?
A:Going to all 9' ceilings down would leave more attic space behind Bedroom 2 that could be used for more living space.
The optional gameroom shown would have an 8' ceiling, side walls would be 5' tall, ceiling sloping up to 8'
Q:On these plans do they give beam sizes of the LVL's and structural spec.
A:No, they are not specified. Any lvl should be specified by the supplier.
Q:Do plans note load bearing walls and size of beams?
A:The floor plan doesn't show a difference between load bearing and non-load bearing walls. The loading is seen in the foundation where supports are place under load bearing walls. You are welcome to call if help is needed on determination of load bearing. The beam sizes are determined by LVL supplier or contractor, based on local codes and conditions.
