We've integrated our customer's most requested features into a mid-sized ranch in the creation of this attractive new design. The traditional siding and stone exterior is accented with a "Palladian" window, multi-level trim and an inviting front porch. A flex room, an exquisite master suite, a 3-car garage, and a large screened porch are sure to make this 2000 square foot home irresistible.A: Plans include complete framing plans for the floor, beams, and rafters. The assumed design criteria currently is 30 lbs/sq.ft. However, the rafters should be sized per local snow load.

A: Plans do not necessarily need to be modified for façade changes. However, they may need updating if the design needs approval from a local architectural control committee for the neighborhood.
A: Current garage adds 736 sq.ft.
A: No cabinets in the laundry. They can add some upper cabinets above the washer and dryer.
A: Material list will show the sq.ft. coverage needed for the brick. That number can then be used to determine number of bricks based on the chosen style, and the number of bricks required per sq.ft. required for coverage for that style of brick.
