Q:Where is the crawlspace accessed? Can I order the materials list prior to purchasing the plans?
A:The crawlspace access is shown in the mudroom, the customer can change that if they want it to be located elsewhere.
Yes the materials list can be ordered before the plans.
Q:Where is the hot water heater located? What type of heating is normally used for Washington state? Where would it be located on this plan? Is there an option for buying copies for bids only and not buildable copies?
A:In a house this small, you can heat with baseboard heaters under the windows OR mini-split heat and cooling units above windows.
Crawlspace version what you would order for the colder regions, you can put the Hot water tank and furnace if you want one in the crawlspace.
Hot water heat can be an on demand unit under any counter. Bathroom or Kitchen OR you can use the coat closet for the hot water tank.
PDF is the less expensive item offered. And can be used easily for getting bids because you can email it to your builders who can email it to your suppliers.
Once you decide to build the plan you can upgrade to the CAD files if needed to have your local engineering done if necessary.
Q:Can you send me a plan showing the optional fireplace?
A:The customer can add an electric fireplace with TV over at the location on the attached image. This would be considered as furniture so does not have to be on the plans.
If they need it added to the plan, $50.00 fee
If they want a wood burning fireplace or Gas insert with chimney $250.00 add on modification fee.

Q:Adorable! Can furnace/ac be located in attic?
A:The roof system is designed with standard trusses, the trusses manufacturer could design the trusses as attic trusses to accommodate a furnace. If there is not enough clearance in the attic, they could change the roof slope to a steeper slope to get more clearance. So it is very possible. If needed the plans can be modified to reflect the change, but it may be done by the trusses manufacturer without the need for modifying the plans.
