Plan Description

Upon entering this rustic home design, you are greeted by a vaulted ceiling in the foyer and lodge room. Timber trusses give this home a rustic feel while maintaining a functional floor plan. 1. Exterior elevations – Included are front, rear, left and right side views of the exterior of the house. Exterior materials, construction details and measurements are also noted.

2. Foundation Plan – Includes layout of foundation support walls, plus excavated and unexcavated areas, if applicable.

3. Detailed Floor Plans – These plans show the layout of each floor of the house, including room dimensions, window and doors sizes and keys for cross section details provided later in the plans. Engineered floor joist, ceiling joist and roof plans are not included in some plans. Local engineers or manufacturing engineers are widely available to supply the services that apply to local geographic conditions.

4. Interior Details – These drawings show the specific details and design of special interior features.

5. Roof Plan – Includes the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.

6. Cross Section Details – Important changes in floor, ceiling and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown.

7. Electrical – Electrical floor plan schematics for 1st and 2nd floors.

A: The main roof pitch is 10:12 and over the garage is 12:12.

Q: Does this come with the roof plan details, interior details (beam sizes for gables) , etc.)and door/window sizes?

A: Our plans are well dimensioned working drawing sets and do not include structural plans. A set will include front, rear, and side elevations, first floor, second floor, foundation plan, roof plan, schematic electrical plans, sections and details. All engineering must be completed by a local engineer and/or truss manufacturer/supplier. Truss manufacturers and suppliers typically supply engineered structural floor and roof framing plans at no charge if the framing materials are purchased from their respective companies.

Q: What are the ceiling heights in every room?

A: Hello Family Home Plans, The main overall ceiling height on the 1st floor is 10' for any areas that are not vaulted. The rooms that are vaulted show vault lines. Master suite, Lodge Room, Foyer & porches are vaulted. Everything else on the 1st floor is 10'.

Q: We love the design. Can you tell us if any of the ceilings are cathedral?

A: Foyer, Lodge Room & Master suite are all vaulted. Foyer = approx. 17'-5" Lodge Room = approx. 21'-4" Master Suite = approx. 17'
