A: Basement image attached. The rear wall is lowered about 4' for a sloped lot but could be done full height for a flat lot by adding window wells for egress.
View Attached FileA: The downstairs bedrooms are approx. 12'x12' and 10'x14', the Rec. room is two sections approx. 18'x19' and 10'x19'. The back of the house is drawn as a "view-out" or also known as garden level windows, basically the foundation is dropped down a little over 4' along the rear...making it a walk-out basement just means dropping the same wall down another 3+ feet and replacing one the windows with a door, typically the other windows which are only 3' deep could be 4' or 5' deep with that revision. Most builders can make that revision in the field, some building departments may require it to be on the plans, I would suggest checking with the general contractor to make sure. Thank you, Garth
A: That wall has a plant shelf just above the upper cabinets, there is also a niche on the stair side for décor (sculpture etc.).
A: The rear wall is already dropped for daylight windows so, a walk-out could be done in the field, just a matter of lowering the rear concrete wall about 4’ and replacing one of the windows with a door.
